By Shayne Trimbell

Last week, the League of American Bicyclists hosted their annual National Bike Summit in Washington, D.C. The …

By Shayne Trimbell

Last week, the League of American Bicyclists hosted their annual National Bike Summit in Washington, D.C. The summit brings together bicycle advocates from around the nation to meet and discuss the current status of bicycle advocacy nationwide. The theme for this year’s summit was “Bicycling Means Business” and focused on the business impact that bicycling has on the national, state, and regional economies.

One panel with relevance to King of Prussia was comprised of real estate developers that presented a persuasive case for including the bicycle in development plans. Chris Leinberger of LOCUS and Brookings Institute spoke about the growing demand for walkable urban places (WalkUPS). In 2001, vehicle miles traveled by Millenials (those born between 1980 and 2000) peaked, and have been declining since. Developers are taking note, and the more savvy investors are building walkable communities in urban environments.

Aaron Georgelas of the Georgelas Group followed up with a compelling presentation of the developments planned for Tysons Corner, VA (yes, that Tysons Corner). What was once a sprawling suburban office and shopping complex is being redeveloped into a walkable, urban center. The Georglas Group is developing 5M square feet of mixed residential, retail, office, and commercial space adjacent to the Metro stop at Tysons West. The development is being built with the pedestrian and bicyclist first, and the automobile second. The new road network will include bike lanes, wide sidewalks, and block lengths appropriate to a pedestrian. Each building will have ample bicycle parking, and some will include shower facilities for bikers. This is all in response to the changing demographic that places a high priority on alternative modes of transportation.

The extension of the Norristown High Speed Line (NHSL) to King of Prussia presents a similar opportunity as those in Tysons Corner. According to the 2010 Census, there are more than 146,000 Millenials within walking distance of train stations with either a direct connection or a single transfer to the NHSL. Critical to the success of attracting this young workforce to King of Prussia will be recognizing that this new influx of people will not be arriving by car and will not have access to a car during the day. More important than simply building higher density structures near the stations is creating a walkable urban place with amenities that not only attract a young workforce, but keep them in the District after the work has ended for the day. Vibrant street life, cafes, restaurants, bars, retail shops, public gardens, and public plazas; these are the amenities that create a sense of urbanism that Millenials seek.

In addition to public transit, bicycling has become increasingly popular. This mode of transportation also requires specifics amenities necessary for regular use by District employees. When designing new developments, it is more cost effective to design for and accommodate bicycles than designing to accommodate automobiles. Structured automobile parking for 100 cars can cost in as much as $3M compared to $10,000 for comparable bicycle parking facilities.

As plans develop for the NHSL and the surrounding station areas, it will be important to build with the future in mind and incorporate design elements that accommodate the changes in demands from the new work force. Just as the automobile dominated development decisions during the late twentieth century, walkable urban places will be the driving force in development in the twenty first century, and that is something to look forward to.
